One of the most attractive features associated with the purchase of Summerlin real estate in Sun City  is the opportunity to enjoy truly spectacular rounds of golf at  three scenic and challenging courses. Residents of Sun City Summerlin homes are free to choose from three relaxing and playable courses, Eagle Crest, Palm Valley and Highland Falls. Eagle Crest is a 4,067 yard par-60 Executive Course  layered across  some of the highest elevation  points in the entire  Summerlin community.  In addition to  featuring panoramic views of the entire valley, the course offers plenty of challenge for  golfers who appreciate a time efficient (usually about 3 ½ hours) 18-hole round. Palm Valley opened in 1989 as the first of three Sun City Summerlin  golf courses. This par-72 course is the longest of the trio, playing to 6,580 yards.  Expect to find a mature and elegant layout with  reasonable fairways and true-rolling greens. The par-72 Highland Falls course measures out at 6,512 yards at an elevation of 3,053 feet. Yup, you guessed it, stunning panoramic views of the Las Vegas Valley. The view from the tee box on the 14th hole will take your breath away!

The Michelle Sterling Las Vegas Real Estate Team has been doing business on behalf of Buyers of Summerlin homes for over a decade. Our knowledge and experience is at your disposal. By all means, give us a call toll-free at 888-349-2595 with any questions.

The Las Vegas Design Center will open it’s doors to the general public for only the second time on November 16th and 17th. Located at World Market Center in Downtown Las Vegas, the Design Center will be holding a huge pre-inventory clearance sale organized by the American Society of Interior Designers. Shopping hours on both days will be 9am until 5pm and ten dollars will be charged at the door. All proceeds collected will be donated to local charities. Owners of Summerlin real estate at TPC Canyons and TPC Summerlin have just enjoyed  ”front row seats” for  our annual  PGA Tournament, the Frys.com Open benefiting Shriners Hospitals for Children. The tournament was founded back  in 1983 and Tiger Woods scored his very first PGA Tour victory here in 1996. As part of the “Fall  Finish” on the PGA Tour, our tournament  became the first in  PGA history to offer total prize money  in excess of  $1 million. The 2007 purse was a whopping  $5,000,000 with $900,000 going to this year’s winner, George McNeill. How could you expect anything less from Las Vegas?

Speaking of expectations, Las Vegas is now  the most highly recognized golf destination in the entire United States. An online poll recently conducted by Digest Publications Inc.  ranks Las Vegas  #1 out of 37 major  golf markets for the number of golfers who recognize it as such. It’s little wonder that the Michelle Sterling Las Vegas Real Estate Team spends so much time showing our clients outstanding Las Vegas golf homes in virtually every part of the valley. We would probably enjoy it even more than we do  if we could get out on the course and break 90!

The Greater Las Vegas metropolitan area is on track to surpass the two million mark in population within the next two years. This is a major positive for  residential real estate in Las Vegas  going forward. The continued  growth in  Southern Nevada  on the  job front  and the corresponding demand for  Las Vegas homes is virtually assured for the next decade. In fact, the Las Vegas Strip is slated to add almost 45,000 more hotel rooms  in just  the next five years. This translates into 113,000 new job opportunities at what can only be described as world-class hotels. The upshot of all this casino-resort expansion? Greater Las Vegas  is on track to post job growth rates that run  at roughly  twice the national average, which is impressive from any point of view.

What are our chances of filling 45,000 new hotel rooms on a regular basis? Travel and Leisure Magazine just surveyed 60,000 people and Las Vegas is near the top of a new list  of America’s favorite cities. As you might expect, Las Vegas  was voted  one of the best places for “after dark” fun, right behind  New Orleans. Las Vegas also finished in the Top 10 for “people watching” and fantastically famous restaurants.

Not enough to turn you on to Vegas? Forbes.com just released its annual list of the 200 Best Places for Businesses and Careers. Yup, you guessed it, Las Vegas was ranked number two in the nation. The Michelle Sterling Las Vegas Real Estate Team is absolutely convinced that Las Vegas is a great place to build careers. We do it every day!

Believe it or not, the Las Vegas lifestyle is full of fantastic opportunities for outdoor sports and recreation of every kind. Our weather is some of the best in the country and the splendor of our natural surroundings is not to be missed. We’re proud to have just been ranked the #1 Adventure Town by National Geographic Magazine. As you’re about to see, the quality of life they document has nothing to do with casinos and nightclubs at all!

The September 2007 issue of National Geographic Adventure magazine features the Top 50 Best Places to Live and Play. National Geographic selected Las Vegas as “the nation’s top spot to go all in on the outdoor game.” What exactly are they referring to? Hikers, mountain bikers, skiers, runners and rock climbers have discovered a world-class outdoor playground just minutes from the glitz and glamour of the Las Vegas Strip. As National Geographic put it, “In a city famous for keeping confidences, what happens on the outskirts of town might be its biggest secret of all”Vegas is a tantalizing outdoor hub.”

Willing to travel a little further? If you stand in the lobby of the MGM Grand and give yourself a three hour drive-time limit, you’ll discover access to six national parks, including Valley of Fire, Zion and Bryce Canyon, two national recreation areas, 13 state parks, and millions of acres of national forest. Don’t feel like leaving town? The 180-acre Springs Preserve”with hiking trails and a botanical garden”opened downtown just this past June. It is designed, according to director Francis N. Béland, to “represent for Las Vegas what Central Park represents for New York.”

Here’s yet more interesting information that National Geographic “uncovered” about the real Las Vegas. “Job growth last year was double the national rate, and about 6,000 newcomers arrive every month, an influx that has remained steady for more than a decade. Few of these transplants plan to serve drinks or deal cards: They’re here to treat sniffles, write contracts, maintain computer networks, and teach schoolchildren. The fastest-growing job category in Las Vegas is that of professional and business services. According to the U.S. Bureau of Labor Statistics, each new casino job is matched by four others on the outside.”

The upshot of all this? Las Vegas, Nevada is the next major American metropolis, hands down.
