Las Vegas, Nevada is now the “best known” U.S. golfing destination, having ranked first out of 37 golf markets by beating out No. 2 Orlando and No. 3 Hawaii. The Michelle Sterling Las Vegas Real Estate Team would like to remind readers that great golf in Southern Nevada is enjoyed by tourists and locals alike. In fact, some of the most impressive golf-based master planned communities in the entire Southwest are right here in Las Vegas. Let’s talk about a few…
The Ridges in Summerlin is home to the Bear’s Best Golf Course. This is a daily-fee course of outstanding quality that features specially selected holes from more than 200 golf courses (world wide) designed by Jack Nicklaus. Players can expect to enjoy a luxurious clubhouse, spacious and elaborate practice facilities and a unique forecaddie program. Las Vegas luxury golf homes at The Ridges are among the most sought after properties in all of Las Vegas.
Painted Desert golf homes have the distinction of residing on the very first desert-target golf course in the Las Vegas Valley. Expertly crafted within a natural desert setting, Painted Desert Golf Club features challenging greens, plenty of water and some of the most mature landscaping in the city. Painted Desert is consistently rated as one of the best-maintained public courses in Nevada. Painted Desert real estate ranges from fairway townhomes to elaborate luxury residences.
Rhodes Ranch real estate and the Rhodes Ranch Golf Club have developed an outstanding reputation over the past 10 years. The course first opened for play in 1997 and the residential community has been expanding around it ever since. The landscaping is lush and green and the fairways are open and playable. Relaxing yet challenging, Rhodes Ranch offers up 2 of the most challenging (water carry) par-3′s you could hope to play successfully. Rhodes Ranch homes sit on one of the most pleasant golf courses in all of Las Vegas.
Las Vegas luxury golf real estate at Red Rock Country Club presents two 18-hole layouts from master course designer Arnold Palmer. Located in the heart of the Summerlin homes community, Red Rock Country Club features the private Mountain Course and the public Arroyo Course. The views from multiple tee boxes are nothing short of stunning, with Red Rock National Conservation Area soaring to the west and the entire Vegas Valley spread out below. Red Rock Country Club real estate offers a privileged few a golf-inspired lifestyle unparalleled in Las Vegas.

The Michelle Sterling Las Vegas Real Estate Team would like to weigh-in on the topic of unusual and distinctive landmarks in home cities across the country. We feel especially qualified to pontificate on this particular subject due to the outstanding collection of amazing architectural delights on Las Vegas Boulevard. To be honest, it’s hard to know where to start, so we’ll just dive-in at the south end of the Strip and work our way northward!
The Luxor Hotel is among the most recognizable hotels in the world because of its striking Egyptian design. Guests are greeted by an authentic recreation of the Great Sphinx of Giza and a 350-foot (30 story) black glass pyramid. Topping-out the structure is the brightest light beam in the world (for real). With a visibility radius of 275 miles, the Luxor spotlight can be seen from anywhere in Southern California as soon as your plane hits cruising altitude. Believe me, the Egyptian Pharaohs never had it so good!
The next stop on the magical architectural tour is the New York New York Hotel and Casino. The building itself is a composite display of significant New York City skyscrapers that include the Chrysler Building and Trump Tower as well as a wrap-around roller coaster aptly named the Manhattan Express. The front of the structure features a water display that represents New York Harbor complete with tug boats, the Brooklyn Bridge and the Statue of Liberty (at half scale). Even the interior motif recreates the look and feel of New York, especially the dining areas that bear an amazing resemblance to Greenwich Village. Ready for a late night slice of New York’s famous? Believe me, you’ll think you’re standing in Ray Bari’s on Third Avenue!
Last but not least, we move to the world-famous fountains at Bellagio and the half-scale replica of the Eiffel Tower at Paris Las Vegas. Inspired by the elegance of Lake Como in Italy, the lake in front of the Bellagio Hotel is home to the most stunning water display ever created. Can there be anyone left that hasn’t seen the remake of Ocean’s Eleven where the Bellagio fountains were prominently displayed (along with the rest of the hotel)? The Fountains of Bellagio consist of 1,200 high pressure nozzles and 4,500 lights within an 8-acre lake at a cost estimated to be at least $50 million. The fluid choreography of light, music and water create breathtaking visual magic that must be experienced to be believed. In fact, one of the most spectacular viewpoints for the fountain show can be found just across the street at the top of the Eiffel Tower. The observation deck (at 460 feet) provides sweeping views of Bellagio…and beyond. Another unique aspect of Paris Las Vegas is that a back leg of the Eiffel tower actually comes down through the middle of the casino floor!
Arguably the most spectacular city in the world, Las Vegas dazzles with world class resort-style landmarks that continue to set the standard. We couldn’t be more proud of our city in all it’s glamor!
It may sound counter-intuitive based on the last six months of media “scare stories” and “subprime” lender meltdowns, but it’s actually a great time to purchase Las Vegas real estate. Please consider these points of interest concerning Southern Nevada in general and the market for Las Vegas homes in particular. Be prepared to be pleasantly surprised by our positive outlook for the future.
Las Vegas has one of the highest profiles on the globe as a top vacation destination. In fact, Southwest Airlines has just announced a major expansion of it’s “crew base structure” at McCarran International Airport. Las Vegas is the busiest arrival/departure airport in the entire Southwest Airlines transportation system and the company now controls 21 gates at McCarran. The company expects to have upwards of 3,000 people based in Southern Nevada within the next three years. That would make Las Vegas home to more Southwest employees (and their families) than anywhere else in the country (including Phoenix and Chicago).
Retail vacancy rates in the commercial real estate market in Las Vegas, Nevada are among the lowest in the United States. This strong and expanding retail “growth engine” provides a plethora of job opportunities and attracts future residents by virtue of the quality of our offerings. The population of Southern Nevada continues to grow by approximately 6,000 people a month and there is 7.2 million square feet of retail space currently under construction. The retail vacancy rate in Las Vegas remains among the five lowest in the entire country at 4.57 percent. Average monthly asking lease rates are $2.08 a square foot, up from $2.04 last quarter and $1.92 a year ago. The numbers speak for themselves…literally.
The Las Vegas real estate market is temporarily trending flat-to-downward in a city with stellar appreciation potential over the next 5-10 years. This represents an outstanding investment opportunity in the short term. Savvy Buyers are already moving into this market and making aggressive offers with every intention of purchasing property at a discount to current comparables. Is this an ideal Buyers market? Believe me, like you don’t even know. Motivated sellers? We’ve got them in droves! The supply/demand equation is currently tilted strongly in favor of Buyers who continue to retain substantial negotiating power. There has never been a more important time to retain the services of an experienced Las Vegas real estate agent with outstanding negotiating skills and in-depth market knowledge.
